General & replacement
How long does a water heater last in Erie?
Federal guidance puts conventional tank water heaters at roughly 10 to 15 years and tankless units at up to about 20 years.[1][2] Actual life depends on water quality, how often the tank was flushed, whether the anode rod was ever replaced, and installation quality. A tank in its second decade that starts showing rust, leaks, or rumbling is usually on borrowed time.
Is it a 'hot water tank' or a 'water heater'?
Same thing. Many people around Erie say "hot water tank"; the trade and manufacturers usually say "tank-type" or "storage" water heater. Tankless units are also called on-demand or instantaneous water heaters.
Can my water heater be repaired instead of replaced?
Often, yes. Failed heating elements and thermostats on electric units, and pilot, thermocouple, or gas control problems on gas units, are commonly repaired. A leak from the tank body itself cannot be repaired; the steel tank has corroded through and replacement is the fix. An older tank that keeps needing parts is usually a better candidate for replacement.
Do I need a permit to replace a water heater in Erie, PA?
In the City of Erie, plumbing work regulated by the Pennsylvania Uniform Construction Code requires a permit before work starts, and the city's plumbing permit application lists water heaters specifically.[3][4] Townships such as Millcreek, Harborcreek, and Fairview administer their own permits, so requirements may differ. Installers can typically pull the permit as part of the job; it's worth confirming that up front.
How much does water heater replacement cost in Erie?
It depends on the factors covered in the cost section above: fuel type (gas, electric, heat pump), tank size or tankless flow rating, venting changes, gas line or electrical circuit work, expansion tank and code updates, access to the install location, permit, and haul-away of the old tank. This site doesn't publish prices; a free quote from a local installer is the reliable way to get a number for your home.
Should I switch to a tankless water heater?
Tankless units avoid standby heat loss and are generally rated to last longer, but they're sized by flow rate (gallons per minute) and temperature rise, and colder incoming water reduces how much hot water they can deliver.[5] Gas tankless conversions may need a larger gas line and new venting. Electric tankless units save less energy relative to electric tanks (DOE estimates at best about 12%) and can require major electrical capacity.[2]
Gas or electric: which is better?
If your home already has natural gas and a working vent, a gas replacement is often the simplest swap and recovers hot water faster. Electric tanks avoid combustion venting but need a correctly sized dedicated circuit. Heat pump water heaters are an efficient electric option where there's enough space and air around the unit.
What size water heater do I need?
For tank models, the U.S. Department of Energy advises sizing by first-hour rating (FHR), the amount of hot water the heater can deliver in an hour starting full, not just tank gallons.[6] For tankless, add up the flow rates of fixtures likely to run at the same time and pick a unit that delivers that flow at your needed temperature rise.[1]
How long does a replacement take?
A like-for-like tank swap is commonly finished in a single visit. Conversions (tank to tankless, gas to electric, relocations) take longer because of venting, gas line, or electrical work, and some may need inspection scheduling.
What happens to the old tank?
Removal and disposal of the old unit is usually part of a replacement quote. Ask that it's included so you're not left with a heavy steel tank in the basement.
My water heater is leaking. What should I do right now?
Shut off the cold water supply valve on top of the tank. For an electric unit, switch off its breaker; for gas, turn the gas control to OFF or PILOT. If water is spreading, connecting a hose to the drain valve and draining to a floor drain limits damage. If you smell gas, leave the home and call your gas utility from outside.
Why is my water rusty or smelly only on the hot side?
Rusty hot water can point to a corroding tank or depleted anode rod. A rotten-egg smell on the hot side is often a reaction between the anode rod and water conditions. Both are worth having checked; rusty water from an older tank is a classic replacement signal.
Why does my tank make popping or rumbling noises?
Sediment settles at the bottom of the tank and traps water under it. When the burner or lower element heats, that water steams through the sediment and pops. It reduces efficiency and, over time, stresses the tank bottom.
Do you serve areas outside the City of Erie?
Requests are accepted from Erie and nearby Erie County communities including Millcreek, Harborcreek, Fairview, Summit Township, Lawrence Park, and Wesleyville.
Is financing available?
This site doesn't offer or arrange financing. Some installers offer their own payment options; ask about it when you get your quote.
Are there rebates for efficient water heaters?
Tankless
Does a tankless water heater work in Erie winters?
Yes, if it's sized for winter. Tankless output depends on how much the unit has to raise the incoming water temperature, and colder groundwater lowers how many gallons per minute a unit can deliver; ENERGY STAR notes colder climates generally need higher-capacity units.[5] Size for your coldest incoming water, not an average day.
How long do tankless water heaters last?
Can I replace my gas tank with a gas tankless unit?
Usually, but it's rarely a straight swap. Whole-home gas tankless units typically need far more burner input than a tank, so the gas line may need upsizing, and they need their own approved venting.[2] Water lines may also need rework at the new location.
Is electric tankless a good idea?
Sometimes for point-of-use or small loads. For whole-home use, DOE notes electric tankless saves at best about 12% in energy costs versus an electric tank, and these units draw large electrical loads.[2][1] Where gas isn't available, DOE Building America guidance points to heat pump water heaters.[1]
Will I get endless hot water?
A properly sized tankless unit keeps producing hot water as long as demand stays within its flow rating at your temperature rise. Exceed that flow (several showers plus a dishwasher in January) and the water temperature drops.
Why does it take a while for hot water to reach the tap?
Does a tankless water heater need maintenance?
Yes. Manufacturers typically call for periodic descaling (flushing the heat exchanger), especially with hard water, plus cleaning inlet screens and checking venting. Follow the manual for your model.
Is a permit needed to install tankless in Erie?
Gas, plumbing, and electrical work regulated by Pennsylvania's UCC generally requires a permit in the City of Erie.[3] Townships run their own process; see the area pages. Installers can typically handle permits as part of the job.
Gas, electric & heat pump
Is gas or electric cheaper to run in Erie?
It depends on your actual utility rates and the efficiency of the specific models. Compare the yellow EnergyGuide labels, which estimate yearly operating cost, and check your current gas and electric rates. A heat pump water heater changes the math for electric because it uses far less electricity than a standard electric tank.
Can I switch from gas to electric?
Yes. The gas line to the heater is capped, and if the vent was shared with a furnace, a qualified installer has to confirm the remaining appliance still vents correctly. The electric side needs a correctly sized dedicated circuit and panel capacity.
Can I switch from electric to gas?
If gas service is available, yes, but it means running a gas line, adding approved venting, and providing combustion air. That's more work than a like-for-like swap.
What is a heat pump (hybrid) water heater?
Will a heat pump water heater work in an Erie basement?
Heat pump units need enough air volume and clearance around them, and they cool and dehumidify the room they're in. Many basements suit that; small closets often don't. Check the model's installation requirements.
Do gas water heaters work during a power outage?
Some standing-pilot gas tanks keep heating without power. Many newer gas models (power-vent, electronic ignition, tankless) need electricity. Check the specific model.
Which recovers faster?
Gas tanks generally reheat faster than standard electric tanks of the same size, which shows up as a higher first-hour rating. Compare first-hour ratings directly.[6]
Are there rebates in Erie?
FirstEnergy Pennsylvania's program page lists up to $625 for an ENERGY STAR certified heat pump water heater, based on system certification, for eligible residential customers; check current terms before buying.[9] The federal 25C energy efficient home improvement tax credit for water heaters ended for installs after December 31, 2025; ENERGY STAR's tax credit page states the credits were available through the end of 2025.[10] Don't count on a federal credit for a 2026 install.
Will a heat pump water heater make my basement cold?
It cools the space it's in, but ENERGY STAR cites a study of basement installs where the average drop was about 2.3°F.[11]
What happens to a heat pump water heater below 35°F?
ENERGY STAR says it switches automatically to electric resistance heating.[11]
Cost
Why doesn't this site list prices?
Because the honest answer depends on your home: fuel, venting, gas line, electrical, access, code items, and the model you choose. Published averages can be far off for a specific basement. A free quote from a local installer gives you real numbers.
What should a water heater quote include?
The make, model, capacity and efficiency rating; labor; venting, gas, and electrical work; code items like an expansion tank; permit and inspection; removal and disposal of the old unit; and the expected timeline. Ask for anything unclear in writing.
Is it cheaper to replace before it fails?
Planned replacement lets you compare options and schedule normal-hours work, and avoids water damage from a failed tank. Emergency replacements leave fewer choices.
Does upgrading to tankless cost more than a tank swap?
Usually the scope is larger: gas line upsizing, new venting, condensate drain, and wall mounting are common.[2] Get quotes on both if you're undecided.

Does the permit add cost?
Can I save money by repairing instead?
Sometimes. Elements, thermostats, thermocouples, gas valves, and anode rods are repairable parts. A leaking tank body isn't. Weigh the repair against the tank's age.
What makes two quotes for the same job differ?
Different equipment (brand, efficiency, warranty terms), different assumptions about venting or code items, and whether permit and haul-away are included. Line quotes up item by item.
How long does a water heater replacement take?
A like-for-like tank swap is commonly done in a single visit. Fuel switches, tankless conversions, and venting changes take longer; ask each installer for their expected timeline.
Do I need an expansion tank?
If your plumbing is a closed system, thermal expansion control is often needed. Whether it's required depends on your setup and the code official; ask the installer to explain.
Is a bigger tank always better?
No. Size by first-hour rating to match your busiest hour; an oversized tank keeps extra water hot for nothing.[6]
Is there still a federal tax credit for water heaters?
Not for 2026 installs. The federal 25C credit for water heaters ended for installs after December 31, 2025, per ENERGY STAR.[10]
Warning signs
Is a leaking water heater an emergency?
A leak from the tank body is a failure in progress and can get worse quickly; shut off the water supply and the fuel or power and arrange replacement. A drip from a fitting or valve may be repairable but should be checked soon.
Why is only my hot water rusty?
Rust only on the hot side points to the water heater, often a depleted anode rod or corrosion inside the tank. On an older tank, rusty hot water is a strong replacement signal.
Why does my hot water smell like rotten eggs?
Often a reaction between the anode rod and the water supply produces a sulfur smell in the hot water. It's commonly addressed by changing the anode type, but have it checked. A gas smell near the heater is different: leave and call the gas utility from outside.
Why is my water heater making popping noises?
Sediment on the bottom of the tank traps water that boils through it when the burner or lower element heats. It wastes energy and stresses the tank floor.
Why did my hot water run out so fast?
Common causes include sediment taking up tank volume, a broken dip tube, a failed lower element (electric), a thermostat problem, or a household that's outgrown the heater's first-hour rating.
Why is there no hot water at all?
Gas: pilot out, thermocouple or gas valve problem, or no gas supply. Electric: tripped breaker, tripped high-limit, or failed elements. Tankless: error code, ignition issue, or scale. A professional should handle gas and electrical diagnosis.
Water is dripping from the T&P valve pipe. What does it mean?
The temperature and pressure relief valve is releasing because of high temperature, high pressure (including thermal expansion), or a failing valve. Don't cap or plug it. Get it diagnosed promptly.
How old is too old for a water heater?
Can a leaking water heater be repaired?
Leaks from fittings, the drain valve, or the relief valve can often be repaired. A leak from the tank body itself can't; the steel has corroded through.
My pilot light keeps going out. Is the heater dying?
A pilot that won't stay lit is often a thermocouple, a dirty pilot assembly, or a draft problem, all of which are commonly repairable. On an old tank with other symptoms, it may tip the decision toward replacement.
Should my water heater be making any noise?
A gas burner makes a soft whoosh and heat pump units have a fan hum. Loud popping, rumbling, or banging usually means sediment.
What does a tankless error code mean?
Codes are model-specific. Common categories are ignition or flame failure, venting or air-supply problems, overheating, and scale buildup. Check the manual's code table and have a technician diagnose repeat codes.
Can I relight my own pilot?
Many tanks have relighting instructions on the label. Follow them exactly. If the pilot won't stay lit, you smell gas, or you see soot or scorching, stop and call a professional.
Where should a carbon monoxide alarm go?
CPSC recommends UL 2034 alarms on every level and outside sleeping areas, and does not recommend placing them directly above fuel-burning appliances.[12]
How do I tell how old my water heater is?
How often should the anode rod be checked?
